*THE FOLLOWING TERMS AND CONDITIONS FORM AN INTEGRAL PART
OF ANY PROMISE TO LEASE*
1.) Credit check is mandatary and must be to the
satisfactory of the Lessor;
2.) Proof of Employment should be provided within 5 days
following an accepted promise to lease;
3.) The Lessee must provide to the Lessor with Proof of
Insurance (Liability and Content with a minimum coverage of
2 million ($2,000,000.00), PRIOR to occupancy and for each
subsequent rental year; maintaining it throughout the
duration of the lease; Occupation and keys shall be
obtained only after the signing of a lease;
4.) No Smoking, including Tobacco, Vaping and Cannabis; No
Illegal Drugs; No pets;
5.) No Sublets, No Airbnb (or similar service);
6.) Lessee will return the property in the same level of
cleanliness (other than normal wear and tear)as when first
rented;
7.) All kitchen appliances shall be returned in the same
condition at the end of the lease, except for normal wear
and tear;
8.) If the lease is not renewed at the end of the term, the
Lessee MUST allow ALL visit requests for all new potential
tenants, for which 48 hours notice shall be given.
9.) Lessee shall give notice to the Lessor for all mails
from the city or government.
Inclusions
Fridge, stove top, wine fridge, wall ovens, washer, dryer, fridge in the garage, all window coverings, furnitures could be included according to tenant's requirement.
Exclusions
All utilities and services: Hydro, Heating, Internet, cables, water consumption. Tenant liability insurance of $2 million ($2,000,000.00). Connected alarm system, snow removal and lawn&gardenning care.
